Holiday property as a capital investment with personal use
In Vilacolum, buyers benefit not only from using their own chalet, but also from an alluring return on investment rate. The owner does not have to worry about anything. Our office takes care of the administration, maintenance, and rental of the property. You can use your own chalet for yourself, friends, and family. In addition, you can receive exceptional rents by renting them out.
How do I buy a chalet?
1. First of all, you decide on a plot of your choice. Afterwards, we have to agree whether or not your selected domicile is available on that plot. After everything was discussed and agreed on, we will conclude a leasing contract for the terms you have chosen.
2. We will discuss your personal requirements together and afterwards determine the price and the optimal delivery date. The owner-occupier can choose to have a fully or partially furnished chalet (or not furnished). The investor must adapt to a given concept so that a replacement of the furniture is possible. The agreed price is fixed and it includes the statutory VAT.
3. The property is insured until delivery
4. After all the necessary construction work has been completed, we will arrange a handover date for your property. All financial agreements must have been concluded before this date. The defects or errors that were found during the inspection and approval will be corrected as quickly as possible.
5. Should you ever want to sell your property, the company Resort Vilacolum has the right of first refusal. If the company does not want to buy it, third party sales are permitted. The Resort Vilacolum and its clients would like to know who the future residents of the campground will be.
What is included in the purchase price (chalet) and the annual lease?
The purchase price is paid in 4 installments:
1st installment: 10% at the signature of the contract
2nd installment: 40% at the placement of the production order (desired model, floor plan, equipment)
3rd installment: 40% at the completion of the construction on the plot
4th installment: 10% after approval of the chalet and before the keys are handed over
Included in the purchase price is:
- Transport and assembly
- Architect costs The annual lease includes:
- Maintenance and management of the leisure park
- Service office open all year round
- Free access to the swimming and leisure area
- Use of playgrounds, basketball court, football field, boules area
- The possibility to use the chalet all year round
- Contract extension option
- Dog showers
What is not included?
- Foundation creation (1,750€)
- Water, sewage, and electricity connections (1,200€) Consumption costs:
- Water / Sewage (6.00€/m3)
- Electricity (approx. kWh -0.55€) Other costs:
- Garbage fees (120€ p.a.)
- Internet/TV (150€ p.a.)
- Insurance (approx. 200€ p.a. is taken out by owner)
- Possible tourism fee to the municipality On request:
